Description

The Davis Group, and Alpharetta Construction Company, is a privately-owned and vertically integrated commercial real estate land acquisitions, development, construction, and investment company based in Atlanta, GA focused on mixed-use and commercial developments throughout the Southeast, Southwest, and Midwest regions of the United States.

Responsibilities:

Coordinate all company legal matters for land/asset acquisitions, development, construction, asset management, and asset disposition.

Read, understand, draft, and track redlines for letter of intents, purchase and sale agreements, development documents such as easement agreements, reciprocal access agreements, site development agreements, escrow agreements, cost share agreements, master declarations, deeds, and settlement statements.

Coordinate the registration and organization of new real estate holding entities by means of drafting operating agreements and working in conjunction with Tax Attorney/Accounting to pursue advantageous tax positions prior to asset disposition.

Prepare, mark-up, and review title commitments and coordinate ALTA Surveys for various projects.

Land use and mixed-use planned developments.

Coordinate title requests from Lender and local counsel title opinions.

Track critical deadlines per contracts and agreements.

Review Closing Statements/Tax Prorations and coordinate closing funding with Accounting Division.

Order Payoffs and Estoppels.

Coordinate Subordination Agreements.

Schedule closings with all parties; notify the parties of any missing documents, insurance, or other issues that must be dealt with before the closing can be finalized.

Have a strong understanding of 1031 exchanges.

Research and provide required data for entitlements process as directed by Land Acquisitions team.



Requirements

5+ yrs. direct experience handling commercial and residential real estate legal matters for land/asset acquisitions, development, construction, asset management, and asset disposition.

5+ years of directly managing Due Diligence in Commercial Real Estate.

Aid in all elements and processes of land acquisitions including zoning, land use, and development code research, due diligence, entitlement, and all other matters required to underwrite a specific site and/or area.

Experience in construction law, real estate law, title insurance procedures, and contract law.

Experience in zoning and land use.

Must have a thorough understanding of reviewing and analyzing title and survey documents.

Must understand the commercial real estate development and closing process.

Excellent organizational skills, time management skills, and the ability to prioritize effectively.

Attention to detail; excellent spelling, grammar, and punctuation.

Ability to work in a paperless environment, adept with common technology and the use of various office equipment.

High energy, self-starter able to work autonomously with minimal supervision and capable of independently communicating with and providing support to the entire Company and all levels of employees.

Highly organized, detail-oriented, and able to prioritize and manage multiple tasks.

Strong computer skills in Office365 Suite.
