This is a remote role.
This role reports to the Lead Director of Enterprise Real Estate and serves as the primary real estate partner for CVS Health business leaders, typically at the VP level and below. The Senior Manager is responsible for strategy development, financial performance, and lifecycle management across a diverse portfolio of ~600 properties totaling ~23M square feet.
Key Responsibilities
Financial & Portfolio Management
- Manage the financial performance of assigned real estate portfolios across Healthcare Delivery, Pharmacy Benefit Management, Administrative Office, and Pharmacy & Consumer Wellness (non-retail).
- Evaluate portfolio performance, identify optimization opportunities, and support business objectives through proactive real estate planning.
Strategy Development & Transaction Execution
- Serve as a delegate of the Lead Director in the development and presentation of portfolio strategies.
- Execute all real estate transactions within the assigned portfolio, including office, retail, flex industrial, warehouse, and medical office properties.
- Support business segments including Oak Street, Signify, Coram, Omni, Specialty & Specialty Mail Order, Warehouse Distribution, and General Mail Order.
Project Leadership
- Lead end-to-end real estate projects: acquisitions, relocations, expansions, dispositions, lease renewals, and site closures.
- Manage timelines, budgets, and cross-functional deliverables to ensure successful outcomes.
Vendor & Partner Management
- Direct vendor partners and internal resources to develop integrated business cases outlining schedule, cost, risk, and strategic recommendations.
- Oversee third-party consultants to ensure high-quality, cost-effective performance.
Business Case Development & Executive Approvals
- Lead the creation of comprehensive business cases and cost-benefit analyses for all transactions.
- Partner with business units, legal, workplace, construction, engineering/design, compliance, finance, tax, and licensing to ensure alignment.
- Prepare and deliver executive-level presentations, ensuring adherence to governance processes and delegation-of-authority requirements.
Strategic Alignment & Proactive Planning
- Align real estate strategies with business growth/contraction goals using insights on lease expirations, market conditions, options, and business intelligence.
- Continuously monitor portfolio conditions to initiate transactions with optimal lead time and maximize market leverage.
Special Projects
- Support M&A due diligence and integration, new product or market launches, site searches, and other enterprise initiatives as assigned.
Required Qualifications
- 5-8 years of experience in real estate management or related fields.
- Extensive experience leading complex, cross-functional initiatives with measurable outcomes.
- Proven ability to develop and execute real estate strategies in ambiguous or sensitive business environments (e.g., confidential transactions, acquisitions, divestitures, outsourcing, downsizing).
- Strong communication and influencing skills; able to engage and align senior leaders and diverse stakeholder groups.
- Proficiency in financial modeling, including discounted cash flow, ROI analysis, and qualitative/quantitative evaluation methods.
- Experience in capital budgeting, macro scheduling, space planning, architectural design, and construction.
- Ability to synthesize input from multiple stakeholders into clear, persuasive business cases for executive decision-making.
- Strong understanding of healthcare or pharmacy business cycles and how they impact real estate strategy.
- Knowledge of compliance and legal requirements affecting real estate transactions.
- Deep organizational acumen with the ability to identify the right cross-functional partners to shape strategy.
Education
- Bachelor's degree or equivalent work experience required.
Pay Range
The typical pay range for this role is:
$67,900.00 - $182,549.00
This pay range represents the base hourly rate or base annual full-time salary for all positions in the job grade within which this position falls. The actual base salary offer will depend on a variety of factors including experience, education, geography and other relevant factors. This position is eligible for a CVS Health bonus, commission or short-term incentive program in addition to the base pay range listed above. This position also includes an award target in the company's equity award program.
