About the Opportunity
A privately held, vertically integrated commercial real estate investment and development firm with an active footprint across the Southeastern United States is seeking a Real Estate Investment Analyst / Associate to join its team in-person in Greenville, SC.
This firm is involved in acquisitions, development, asset management, and capital markets, offering a unique opportunity for a professional looking to gain broad exposure across the full commercial real estate lifecycle.
Position Overview
The Investment Analyst / Associate will work closely with senior leadership on underwriting, financial modeling, due diligence, asset management support, market analysis, and preparation of investment committee materials. This is an on‑site role designed for someone who thrives in a collaborative environment and wants hands‑on experience within a growing commercial real estate platform.
Key Responsibilities
Asset Management
- Partner with asset and property management teams during annual budgeting and monthly financial reviews.
- Conduct variance analysis, CAM review, and evaluate operational performance.
- Review tenant financials, rent rolls, lease abstracts, and property-level data.
- Support valuations, distribution analyses, and portfolio-level reporting.
- Prepare hold/sell/refinance analyses and maintain updated business plans.
- Underwrite stabilized assets in ARGUS Enterprise and Excel.
- Assist in lender reporting, covenant tracking, and review of loan documents.
Acquisitions & Development
- Build acquisition and development proformas for commercial assets.
- Create 10‑year cash flow models, run sensitivities, and produce performance metrics (IRR, equity multiple, CoC).
- Support capital stack structuring and capital markets coordination.
- Participate in due diligence, including third‑party report tracking and document review.
- Assist in closing processes and interact with lenders, partners, and legal teams.
- Prepare investment committee materials, summaries, and presentations.
- Support equity‑raising materials and investor communications.
Other Responsibilities
- Conduct market, demographic, and comparable sales/lease research.
- Maintain accurate data, model integrity, and internal financial documentation.
- Assist senior leadership with ad hoc analysis and strategic projects.
Qualifications
Required
- Bachelor's degree in Real Estate, Finance, Economics, Accounting, or related field.
- 1-4+ years of experience in commercial real estate investments, development, acquisitions, or asset management.
- Advanced Excel modeling proficiency.
- Familiarity with ARGUS Enterprise.
- Strong analytical, communication, and organizational skills.
- Ability to work on-site in Greenville, SC.
Preferred
- Experience supporting commercial real estate transactions.
- Exposure to capital markets, debt financing, JV structures, or institutional reporting.
- Familiarity with retail, industrial, mixed‑use, or office asset classes.
